In the living area, a luxurious sofa bed awaits you, with a bed function offering a reclining surface of 1.60 x 2.00 m and an 18 cm thick comfort mattress. The bright daylight bathroom pampers you with a relaxing bathtub, a shower, a WC, a bidet and a generous double washbasin for an all-round comfortable deluxe stay.


The kitchen has an inviting dining table for cosy dinners that you can prepare in the modern, bright kitchen. A large fridge with freezer compartment, 4 hobs, a coffee maker, a kettle, a microwave and sufficient cooking and eating utensils are available. The dishwasher does the washing up for you, while you make yourself comfortable in the beanbag in the dormer and look out over the Merano countryside with the Hirzer.


The underfloor heating, which is powered by wood, provides cosy warmth throughout the flat. Thanks to the controlled ventilation system with pollen filter in the entire house, you can enjoy pollen-free sleep and relaxing hours - always with fresh air, without annoying ventilation.

Parcines, including the hamlets of Rabland and Tel, is located only six kilometres from Merano and forms the entrance to the Texelgruppe Nature Park. Explore the easy Waal and panorama trails, embark on more challenging hiking tours along the Merano High Trail, into the untouched Zieltal valley or to the most beautiful summit tours in the Texel Group Nature Park. Cancellation policy

Please note: The booking becomes binding when a deposit is paid to confirm the booking (booking guarantee) and the booking confirmation is sent. The deposit will not be refunded in case of cancellation. In addition, the following cancellation conditions apply:
Cancellation conditions according to Art. 1382 ZGB.
There is no right of withdrawal as defined by the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions in accordance with Art. 1382 of the Italian Civil Code:
Up to 90 days before the arrival date at the latest, the reservation can be cancelled without payment of a cancellation fee. Only the deposit will be retained.
In case of cancellation by the guest in the period between the 90th day before the agreed arrival date and the arrival date itself, the guest is obliged to pay the following cancellation fees:
- Cancellation between 90 days and 30 days before the arrival date: 40% of the total agreed price.
- Cancellation between 30 days and 7 days before the arrival date: 70 % of the total agreed price.
- Cancellation less than 7 days before the arrival date: 90 % of the agreed total price.
In case of no-show or early departure of the guest, the full amount is due for the entire booking period.
Any deposit already paid will be deducted from the cancellation fee.
Please inform us in good time if you are unable to start your holiday.
